Original Post 

A reader wrote to say he/she received an offer of $2,250 / acre for 2 net acres in T157N-R98W-28, E2NE4.

The oil lease rate is 18.75%.

$2,250 x 2 net acres = $4,500.00

In that 1280-acre drilling unit, sections 21 and 28, there is currently one well that is producing.

However, Kraken Operating is drilling five more wells in the section (33) south of the reader's section (28) and, based on their legal names, these five wells will go north into section 28 where the reader has mineral rights.

The existing producing well:

• 21797, 595, Kraken Operating, Black Federal 1-28H, Oliver, t12/12; cum 217K 11/19; this well continues to produce a respectable 2,000 bbls/month

This well, #21797, was sited in section 28 at the far north; the horizontal went south into section 33, running in the opposite direction of the five new wells.

The five new wells: these wells have been drilled and they have been fracked, and they are producing. The oil has also been sold so money is going to the reader's account for these wells.

The five wells to the south that will mostly likely be drilled to the north and be part of the reader's minerals in section 28:

The location: these wells are in Oliver oil field to the northeast of Willliston. It is not the best spot in the Bakken, but recently the wells in this area have gotten better. They are just starting to drill in this area.

The operator: Kraken appears to be a very, very good operator.

Bottom line: these are some great wells; in a great area, being drilled by a great operator.

In addition to the wells above, on the 1280-acre spacing, section 28 is also part of a 2560-acre spacing unit. There is another well already drilled and producing in that spacing unit and section 28 participates:
